Almena Township Property Tax Information

2008 Taxes
The 2008 summer property tax bills are billed on July 1, 2008 and due by September 15, 2008. Interest at 1% per calendar month is added starting September 16, 2008. The 2008 winter property tax bills are billed on December 1, 2008 and due by February 16, 2009. After March 2, 2009, all taxes are delinquent. (See below)

Content of Tax Bills
The summer tax bill includes the State Education Tax and the general operating tax for Van Buren County. The winter tax bill includes all township, local school, intermediate school, library district, and college district taxes, plus the various extra-voted taxes for the county government, and all special assessments, such as drainage and street lighting districts.

Deferment of Summer Tax Due Date
Persons who are at least age 62, disabled, or on active military duty, and who have an annual household income of $40,000 or less may request to have the summer tax due date deferred until the same date the winter tax is due. Most farm land also qualifies. We have a Summer Tax Deferment Form (click here) you can fill out online, and then print and file with the treasurer.

Assessment Notices
An Assessment Notice for each real estate parcel is mailed mailed to the taxpayer in February of each year. This notice shows the value of your property for tax purposes and whether you have a "Homeowner's Principal Residence Exemption" from school operating taxes. Please review the notice carefully. You may appeal your assessment annually to the Board of Review, which meets in March. After the time to appeal your assessment has passed, please report any clerical errors to the Assessor, because clerical errors may be correctable. Assessor Ted Gruizenga or a member of his staff is normally available at the Township Offices on Monday and Wednesday mornings.

Delinquent Taxes
Delinquent taxes on real estate are collected by the Van Buren County Treasurer, phone 269-657-8228. All questions about such delinquent taxes, including information about interest, charges, and forfeiture and foreclosure due to non-payment, should be directed to the County Treasurer
